As the end of my military service came about, I opted to pursue my college education. I graduated with honors, Cum Laude, from the University of Southern California (USC) with a degree in Occupational Therapy. While working as an OTR/L, I decided on going back to school to work on my graduate degree in the field of business. I obtained my Masters in Business Administration (MBA) from the California State University, Dominguez Hills (CSUDH) in Carson, California.

My clinical experience spans a twenty year time frame within different settings in the healthcare continuum. I have had the opportunity to have worked in acute care hospitals, outpatient therapy centers, skilled nursing facilities, adult day health care center, home health agencies and hospice agencies. As an Occupational Therapist (OTR/L) I worked diligently in the rehabilitation of my clients. My experience with a diverse patient and diagnosis population has given me the insight that I now have when we are assessing the clinical viability our healthcare businesses. I do believe that being a licensed clinician affords me an edge over our competitors who may have the business knowledge base, yet lack the skill set that our clinical buyers are looking for when it comes to purchasing or selling a healthcare business.
As a healthcare business owner myself, I know intimately what it takes to operate a business. I owned a skilled home health agency in Pasadena, California for over ten years. Our agency was Medicare insurance based with an amazing team that focused on quality care. Our patients were the cornerstone of our practice and thankfully the majority of our patients believed in us and were loyal to us. We went through multiple Joint Commission surveys and we always strived to learn from our mistakes to create a healthy agency. We also gave back to our community by attending numerous healthcare functions where our nursing team provided free consultative services. Our team also attended numerous California Association for Health Services at Home (CAHSAH) seminars and conferences which added to the value of the healthcare services which we rendered.
Finally, our brokering services at this point have become an evolution that does not stop growing. We are constantly learning new and innovative ways to help our clients with their respective business transactions. As members of the California Association of Business Brokers (CABB) and of the International Business Brokers Association (IBBA) we are constantly adding to our knowledge base and our network resources. My name is Lady Pepito. I am a woman who carry my own initiative and zest for life. I enjoy the challenges of my work and I enjoy being a part in being part of the solution. As a part of my functions at Healthcare Biz Brokers, part of my expertise is to begin with pre-due diligence phase of the transaction.
One of my tasks is to assure that we vet our business opportunities and notify our sellers of any possible issues that may affect their transaction. Once the pre-due diligence is completed, I assemble the preliminary paperwork and create our offering memorandum that builds the buyers’ first impression on business opportunities.
Furthermore, I work with the team on tasks such as recasting the financials, requesting for further documentation, coordinating the meetings, and ultimately, the posting of our blurbs. On the other hand, I assist in managing the various phases of the transactions as well as monitoring our social media campaigns which plays a vital part in our operations. Moreover, I share an integral part of the actual due diligence phase in coordinating the details of the buyer’s due diligence and the sale paperwork required to ensure a healthy transaction.
My background includes many facets and experiences which paved way to where I am right now. I just finished my degree on Bachelor of Science in Nursing (BSN) and currently review to get my license. My greatest motivation is being able to help others. My knowledge from nursing school has become a mainstay in my current role because the concepts, the medical terminology and the objective analysis I have learned allowed me to quickly grasp different concepts which deal directly with our healthcare business models.
In addition, I am an ESL (English as a Second Language) Teacher for Korean children. I began this venture in 2014 and I still enjoy doing every bit of it. My greatest sense of fulfillment in life is to spread and advocate kindness. Being able to give back to the children brings a heartfelt satisfaction. As a byproduct of this part of my life, I understand rudimentary Korean, which I know one day will reap its own rewards.
I also have experience working with the Philippine Statistics Office (PSO) as a Team Supervisor. My job was to gather a myriad of variables to guide the government’s decision-making through statistical analysis, thereby creating various programs for the different regions in the Philippines. The experience I gained at PSO allowed me to use and enhance my critical thinking skills which have helped me in my current position.
My leisure is spending time in the country and living with nature. I believe that life is meant to be enjoyed and our earth is filled with vast beauty. I also enjoy dancing because it allows me to express my emotions. I am an affiliate with a dance group that motivates its members to appreciate the meaning of movement, music and life.

My name is Mary Faustino, from Torrance CA. I was born in the Philippines and raised in different parts of the world. I graduated with a Bachelor of Science degree in Nursing from Manila Central University in 2006 and obtained a nursing license in the Philippines. I am currently working towards acquiring my California RN license while also pursuing a degree in Theology at Horizon University in LA.
As a nurse, I was given the opportunity to serve in the Philippines as an intern at a provincial hospital, attending to the less fortunate. In 2010, I relocated to Tripoli, Libya, where I was assigned as an ER nurse for a year before the country’s war started. Among the lessons I have learned from these experiences is that life is full of unexpected events. Quick thinking and setting a clear direction that leads to your goals are essential, while also making sure a backup plan is in place. Along with that is to enjoy each and every moment. Balance in lifestyle is vital to progress and these are principles that I always incorporate with my work.
I was introduced to the home health industry in 2014 when I moved to Houston, TX. I was delegated at an agency to manage/coordinate patient care, PT/OT/ST Coordination, QA, and Intake and Staffing. Through the years, I have gained vast knowledge and experience in both the background and front works of a home health agency. Later, I was welcomed to the hospice world, where I integrated my expertise in the home health business. Some areas of my duties include intake and staffing, payroll and billing, payables and receivables, marketing, documentation, administrative work. Eventually, I had the chance to work with several agencies to handle their Change of Ownership (CHOW) applications and their Change of Location (CHOL) applications.
With Healthcare Biz Brokers, my job as an Administrator is to be the middle ground in creating relationships between buyers and sellers, from the beginning of the process up to the signing of transfers. I help match a buyer to a seller with whom they could potentially develop a strong chemistry, and vice-versa. In some cases, I get the chance to provide some teaching and guidance to our first-time buyers.
One of the most valuable practices we have at Healthcare Biz Brokers is that our transactions do not end after signing transfers. For us, any transaction we make is an opening to a new relationships. We value the connection we make with our clients.
Outside of my daily routine, I enjoy watching movies, singing, and doing water activities such as snorkeling and diving. Furthermore, one of my lifelong goals is to be an advocate for those who have no voice. Many indigenous people in the Philippines are struggling for their lives as we speak, and it is my dream to reach out and support these groups. In 2012, I co-founded an organization called Small Hands Ph, an embodiment of my beliefs. This organization is meant to provide assistance and represent the poor and marginalized. We are currently active in our works and licensed to operate as a foundation in the Philippines. My current studies, life experiences and formed relationships slowly equip me to fulfill this dream.

My name is Luz Acosta, your professional Realtor working with Healthcare Biz Brokers, and more specifically our sister real estate brokerage, Simple Realty Solutions. My primary role with our company is in the role of Realtor. One of my specialties is in the home-based facilities market to include our Residential Care Facilities for the Elderly (RCFEs), our Congregate Living Health Facilities (CLHFs), our Adult Residential Facilities (ARFs) and more. One of my passions is helping our clients who are expanding find those just right homes that can be converted to a facility. My past experience starts with over 12 years of experience in the banking industry. My experience in the banking world includes working as a Mortgage Servicing Specialist, an Underwriter, a Short Sale Specialist, in a cooperative Short Sale program with Bank of America. During my time with Bank of America I was given the opportunity to have traveled throughout the United States to help homeowners with preventing their foreclosure situations, rendering home education workshops, and approving/declining loan modification requests. After my time with the bank, I went onto open and operate a private entity where I took my knowledge to help lenders and Realtors in helping their clients with short sale loan modifications which included the coordination of administrative, legal and financial functions. After this, I was given the opportunity to become a Government Loan Auditor where I organized FHA loan files according to HUD guidelines, performed detailed audits, coordinated with underwriters, branch managers and loan officers and completed FHA and VA loans.
My education would include being a Realtor, being a Mortgage Loan Originator, being a Property & Casualty Insurance Broker, being a Life & Health Insurance Broker, being a Certified Tax Preparer and being a Notary Public. I am very grateful at the opportunities that I have been given both in my work experience and in my educational experience. My educational experience includes attending and obtaining my undergraduate degree in Business Administration (BA) which helps me to bring my business knowledge to the transaction table. There are key parts to a business to include the finance, the human resource, the accounting, the operations – all of which I am well equipped to help our clients navigate. I graduated from California State University, Dominguez Hills (CSUDH) with honors and an overall understanding the business fundamentals that now I am very blessed to bring to our clients.
My work experience includes working with a manufacturing business for over 18 years which allowed me to explore and learn the elements of logistics, operations management, finance and more. I am thankful for this experience because it allowed me to gain an understanding for the intricacies of the day-to-day operations of an established and rather large corporation.
Next, I was a part owner of an established and licensed Adult Day Health Care (ADHC), now referred to as Community-Based Adult Services (CBAS). Our ADHC was located in the Torrance area and we catered to a diverse participant population on a day-to-day basis. As the center’s Program Director, I oversaw the entire operations and I was responsible for both our staff and the safety and well-being of our participants. I had the opportunity to have owned and operated our ADHC for 9 years prior to our team selling the care center.
I also owned a skilled CHAP accredited home health agency in Alta Dena in which I was the Administrator. This role allowed me to understand the mechanics of operating a skilled home health agency which included having a solid understanding of the Federal and State regulations as well as working with a multitude of healthcare professionals on a daily basis. I am very grateful for this opportunity since it has given me a number of skills that I can use with our current clients.
I am a big family person and I must say that I treasure my family, especially my husband and our two kids. I am grateful to them for being there every step of the way as I have evolved in my professional life. My greatest enjoyment is watching my two beautiful children grow and mature.
